Clearing and Grading in Central Virginia: How the Sitework Sequence Fits Together

Clearing and grading are often priced as separate line items, but in the field they are tightly connected. The clearing operation determines access, exposes the existing ground, removes organic material, and sets up the grading crew to move soil efficiently. When the sequence is planned poorly, the project pays for it in remobilization, muddy access, stockpile conflicts, and duplicated handling.

1. Establish access and clearing limits


Before production clearing starts, crews need a workable entrance, identified limits, and awareness of protected areas, utilities, wetlands, or other constraints. This is also the time to determine which trees remain, where logs or chips can be staged, and how trucks will enter and leave without blocking the next phase of work.


2. Remove vegetation and unsuitable organics


Tree clearing opens the site, but stumps, root balls, brush mats, and organic topsoil can still interfere with structural fill and grading. The required depth and method depend on the plans and final use. Areas below pavement, structures, utilities, or engineered fill usually need more complete removal than undisturbed landscape areas.


3. Keep erosion control ahead of exposed soil


As clearing expands, the disturbed area grows. The construction sequence should keep required erosion and sediment controls installed and maintained before runoff has a chance to carry soil off site. 4. Transition into rough grading and earthwork


Once the site is opened and unsuitable material is addressed, grading can begin in earnest. Cut and fill quantities, haul distances, moisture, soil type, compaction requirements, and weather all affect production. On many projects, the most efficient approach is to keep clearing, grubbing, stripping, and rough grading moving in coordinated zones instead of treating them as isolated operations.


5. Protect access for utilities and follow-on trades


Sitework rarely ends with rough grade. Storm, sanitary, water, electrical, curb, stone, paving, landscaping, and building operations all depend on usable access and predictable elevations.
