Clearing vs. Grubbing vs. Excavation vs. Grading: What Each Scope Includes
Clearing, grubbing, excavation and grading are related, but they are not interchangeable terms. Treating them as synonyms is one of the easiest ways to create a scope gap between the clearing crew, dirt contractor and next trade.
Clearing
Clearing generally removes trees, brush and above-ground vegetation from defined limits. The handling of logs, chips and vegetative debris should be stated separately because disposal method can materially affect cost and production.
Grubbing
Grubbing addresses stumps, roots and organic material below grade. The required treatment depends on what will be built next. A wooded area left in a natural condition does not require the same below-grade preparation as a roadway, building pad or utility corridor.
Excavation
Excavation removes or relocates soil and other material to reach required grades, construct trenches or create site features. Excavation scope should identify quantities or the basis of estimate, unsuitable material assumptions, haul requirements and whether material stays on site or leaves the project.
Grading
Grading shapes the site to the elevations and tolerances required by the plans and the next construction activity. Rough grading, fine grading and final stabilization are different levels of completion, so the proposal should identify which condition is included.
How the Scopes Work Together
A typical sequence may be clearing, grubbing, erosion-control installation, bulk excavation, rough grading, utility-related earthwork, fine grading and stabilization. The exact sequence depends on the plans and GC schedule. Defining each handoff keeps a later trade from discovering that the surface it expected was never part of the earlier contractor's scope.
Questions to Put in the Bid Documents
What are the exact work limits?
Are stumps removed, ground or left outside improvement areas?
Where do logs, chips, spoil and unsuitable material go?
What earthwork quantities control the bid?
Who furnishes imported material and permanent materials?
What grade or stabilization condition is required at handoff?
